Here are some advices that may be able to direct you in all steps.

• Drawing up your budget

• Choosing your site
Before signing the sale contract, it is important to inform you about
The nature of the ground and the basement
The exact surface of the ground (confirmed by a geometrician expert)
The constraints (a right to pass for instance)
The viability (the possibility to connect your site to the various networks)
The urbanism certificate
The authorized surface of first floor (Percentage of occupied grounds)

• Choosing your manufacturer
What is a houses’ manufacturer?
He is the one that assumes the realization and the control of your house. He is your only interlocutor. Defined by the law of December 19, 1990, this company proposes you a house construction contract. This contract envisages the detail between the agreed price (work that the company is committed to carry out) and the total price (total cost of construction, including works of which you reserve yourselves the execution). This contract envisages the financial guarantees and generally the insurance “Dommages ouvrage” (10 years guarantee). This contract constitutes for you the safest way to build your own house. A complete descriptive note must accompany it.

• Which are the financial guarantees?
There are two of them:
Guarantee of refunding: it guarantees to you, if the condition precedents are not raised within the time limit, that the instalment paid with the signature of the contract will be refunded to you.
Guarantee of delivery at agreed price and agreed time: it begins when the build starts and guaranty you the completion of the house at the agreed price and within the time defined in the contract.

• What is the “Dommages-ouvrage” insurance (10 years guarantee)?
It is a compulsory insurance since the law of January 4, 1978. It protects the building owner (i.e. you) during 10 years against all the disorders that could make the house “unsuitable to its destination”. Any serious houses’ manufacturer must be able to propose it to you. It is even included in the house‘s price at Constructions Ty Gwenn.
